Size: Site area 18.37 ha (45.3 acres); 373 berth marina and new boatyard; 4,198 sq m (45,1776 sq ft) employment floorspace; 7,500 sq m (80,731 sq ft) hotel; 1,180 sq m (12,701 sq ft) South Devon College Noss Marine Academy; 137 dwellings; ancillary retail; new footpath, landscaping and flood alleviation works.

The site falls within an Area of Outstanding Natural Beauty and is allocated as employment land in the saved local plan. The site has a number of constraints including contamination, flood risk, ecological protection and unstable ground.
We are advocating redevelopment through a set of development principles, perameters plans and development zones, all forming part of a hybrid outline planning application.
A robust design and access statement has been produced, which includes a townscape analysis, a settlement pattern and density review, along with an examination of local maritime typologies, all to ensure that the proposal reflects existing local charater.
We have contributed to Environmental Statement including the consideration of alternatives, the socio-economic and planning chapters. We have also undertaken the Sequential and Exception tests in respect of the flood risk assessment.
Detailed consultation and negotiations have been held with SWERDA, South Hams District Council, the Dart Harbour and Navigation Authority, the local parish councils and the general public.
Planning Permission was resolved to be granted in May 2010.
