Size: 980 residential units (54 dph), 29 500 sq m (317 535 sq ft) of employment (B1/B2/B8), 750 sq m (8073 sq ft) of retail and a 60 bed hotel

The key issues were:
- Need for a comprehensive design and access statement and supporting environmental statement in support of the planning application
- The provision of a new link road across the site that took into account topographical, landscape and ecological features
- The need to relocate and enhance local sports facilities to allow for residential mixed use development
- Ensuring that proposals for regrading the site would allow for comprehensive high quality development
- The provision of a new local centre at the heart of the development
- Negotiating section 106 requirements and assisting with the discharging of conditions
- Undertaking public consultation in order to achieve widespread support for the proposals from the local community
