Bishop’s Stortford in East Hertfordshire loses a significant amount of its trade to nearby towns and cities, including those outside the district. The client’s Old River Lane proposals are intended to claw back much of this expenditure so it is retained in Stortford and the wider district.
The retail-led mixed use scheme creates a new quarter in the historic town centre, comprising a new open primary shopping street providing up to 16,000 sq m gross of new retail space. The proposal also includes a cinema, hotel and up to 100 residential units.
The site is in proximity to several heritage assets, including scheduled monument, conservation area and listed buildings. Turley Associates provided the technical heritage advice, including preparation of a Heritage Assessment, and undertook negotiations with the local planning authority’s conservation officer and English Heritage.
We are also managing the entire planning process from strategy and pre-application discussions to negotiation of the planning permission with officers and consultees. We have secured a resolution to grant outline planning permission and conservation area consent and are currently finalising the Section 106 Agreement.
